Terms & Conditions

These property rules and terms and conditions (the "Terms & Conditions") form part of the rental contract.

It is a condition of your rental that you accept and act in accordance with these Terms & Conditions. Failure to abide by these Terms & Conditions may result in you being asked to leave the property and/or incurring additional charges.

By completing your booking you confirm that you accept these Terms & Conditions.

Smoking

The property is a no smoking house (including e-cigarettes). Please respect this. Our cleaners will always be able to smell if this has been breached and we reserve the right to charge for additional cleaning or laundry if this rule has been breached.

You may smoke on the balcony or in the courtyard, however, please do not stub out cigarettes on the decking and remove all cigarette butts and place in an appropriate bin.

 

Quiet Enjoyment of the Premises

Guests often choose Fish Cellars for its quiet surroundings and to be able to sit on their balcony or with the windows open and listen to the sea.

 

Please be aware that loud music, television, or noisy party activity can affect your neighbours’ enjoyment, particularly at night when it is quiet.

 

Please do not play music on the balcony as your favourite rap artist might be someone else’s worst nightmare!

 

Dogs

Whilst very well behaved dogs are welcome in the house this is on the strict undertaking that the following are adhered to in order that guests of other houses and guests that follow are not inconvenienced:

  • At NO TIME may a dog be left in the property on its own.

  • Dogs must not be allowed to bark at passing guests from the balcony, however friendly they are intending to be.

  • Dogs must not be allowed in bedrooms, on beds, sofas, or any soft furnishings, in the bath, showers or hot tub.

  • Paws and coats must be thoroughly dried before entering the house, please bring dog towels, sleeping bed, food bowls etc. (they must not be allowed to shake their coats in the house after being dried).

  • Dogs must not be allowed to use the balcony or communal courtyard as a toilet, regardless of how well it is cleaned up afterwards.

  • Dogs must enter and leave the house using the Cinema Room door/via the car park.

 

We reserve the right to charge for extra cleaning or for repairs if the above rules are breached or damage is caused by your dog.

 

Please remember that the guests following you may have allergies to animals and animal fur on soft furnishings and carpets can be sufficient to spoil someone else’s holiday!

 

Security and Locking Doors & Keys

Please ensure that the front door, Cinema Room and balcony doors are all locked when leaving the property, even if only for a short time. All ground floor windows must also be closed and secured when there is no one in the house.

Heating Controls & Hot Water

 

The house has under floor heating. The temperature is controlled by a thermostat in each room. Underfloor heating is best set and left as it takes a little time to normalise.

 

The hot water can be very hot and may be hotter than you are used to at home. Please make sure you test the temperature of baths or sinks of water before using.

 

If you are having a problem with either the heating or hot water please contact the maintenance contact on the useful telephone numbers card under the TV in the lounge area.

Bathrooms & Toilets

The toilet in the downstairs en-suite steam shower room operates using a Saniflo macerator to break down waste and pump it to the ground floor level sewer. These systems are designed only to cope with human waste and small quantities of toilet tissue. It is therefore essential that nothing other than these items are flushed away. Items such as tampons, sanitary towels, cotton wool, face wipes, baby wipes, cleaning wipes, condoms, etc. WILL block the toilet and may cause it to overflow! This will necessitate the visit of an engineer and the resultant call out charge that will be deducted from your deposit or recharged to you.

 

Bags for sanitary towels and tampons are available for your use next to the toilets in each of the bathrooms. Please do not flush them.

 

Steam Shower

The steam shower is turned on using the on/off button at the bottom of the blue control panel located on the left hand wall inside the shower cubicle.

 

The steam shower takes approximately 7 minutes to heat up from cold; it is nicest to get into the shower as it starts to pour out steam after 5/6 minutes from cold.

 

Please keep the door between the en-suite and the Cinema Room closed when using the steam shower to prevent triggering the smoke alarm.

 

The seat in the steam shower cubicle is only intended for 1 person at a time, if more than 1 person uses it then experience tells us it will break and you could hurt yourselves!

 

Please do remember to switch it off after use.

 

Towels

All bath towels, hand towels and tea towels are provided.

You will need to bring your own beach towels with you. Please do not use house towels on the beach.

 

Hot Tub

CAUTION – Always test the temperature of the water before getting into the hot tub!

 

The Hot Tub is like a giant outside bath - no bubbles, just pure relaxing hot water, and absolutely heaven, particularly with a glass of champagne and good company.

 

We don’t put bubbles in the water as that is how bacteria breed.

 

The Hot Tub is cleaned and filled with fresh water before every new guest arrives.

 

The hot tub requires no maintenance or intervention from you other than perhaps to top up the tub if the water level has dropped with people getting in and out. There are hot and cold taps next to the hot tub that can be used for this purpose.

 

CAUTION – Be careful when adding hot water as this can get very hot!

 

The water is continually cleaned and purified during your stay using a filtration system which is turned on automatically by a timer. The Hot Tub is heated by an electric heater attached to the filtration system. This will automatically maintain the heat of the Hot Tub.

 

DO NOT attempt to empty or switch the hot tub off as this may cause the filtration system to burn out; it should be left full at all times.

 

If you wish to partake of liquid refreshments in the hot tub or on the terrace, please use the plastic glasses which are kept in the same place as the ordinary glasses. Please do not eat any food in the hot tub.

 

For safety sake, please do not allow young children to use the hot tub on their own.

 

Please do not put anything into the hot tub (e.g. pebbles, seaweed, paper, food, etc.) as these can block the filters which will damage the pump and lead to an expensive repair.

 

Please do NOT empty the Hot Tub

 

Please check the water temperature before getting in, it can sometimes get very HOT.

To ensure the water is maintained at the perfect temperature please put the lid and floating thermal mat back on when it is not being used. This also prevents items that could block the filters accidentally being knocked into the hot tub.

Spiral Staircase

The property has a lovely feature spiral staircase between the floors of the property. By the nature of these staircases the treads are narrower at the centre than at the edge and this is something members of your party may not be used to. The handrail should always be used and extra care should be taken, particularly when carrying any items up and down stairs, to avoid slips or falls. Young children and those less mobile should be assisted as necessary. The lights at the top and bottom of the staircase should be used to ensure appropriate illumination of the treads.

 

Books, Tourist Information, DVDs, Games Consoles, Toys and Equipment

All of the items provided in the property are there for your use, enjoyment and convenience.

 

We would though appreciate it if you would return these back to their correct place so that they are available for the next guests.

 

Televisions/DVD/SoundDock/Games Consoles

All of the audio visual equipment is already set up correctly and should work without any intervention.

Please see the instructions located by the relevant television of how to make use of the various items.

DO NOT remove or change any of the cables. We always notice and it causes inconvenience for following guests.

Cooking

We would ask you please to use the silver foil provided when using the oven. This helps us greatly in cleaning.

 

Please do not use abrasive cloths on the stainless steel appliances or ceramic hob as these will damage the surface. If you cannot remove a mark using normal products please leave it and our cleaners will remove it at the end of your stay.

Laundry Room

The washing machine and drier are located in laundry room that can be found leading from the en-suite shower room adjacent to the Cinema Room.

Please ensure that the fluff filter and water reservoir are emptied after use.

Rubbish Disposal

Rubbish should be placed in the Bin Room located at the entry level in the lobby where you first collected the keys.

 

The local council requires rubbish to be sorted in the following way and separate bins exist for these:

  • Paper

  • Cardboard (flattened please)

  • Cans

  • Glass

  • Plastics (please note plastic bottles must have their tops removed – these tops go into general rubbish)

All other items are considered general non-recyclable waste.

 

First Aid

There is a first aid box on the wall to the left of the balcony doors. This is equipped with basic first aid equipment similar to that you would find in the workplace.

 

If you use any of the items from the box please complete one of the little forms you will find within the box and leave it on the kitchen island when you leave so that we can ensure the box is replenished for the next guests.

 

If you require medical assistance there are details of local medical facilities on the FAQ card by the telephone on the top floor.

Babies/Toddlers

We have the following items available at the premises for babies and toddlers to save you having to bring your own:

  • Travel cot

  • Stair gates fitted to the top of both sets of stairs

  • High chair

  • Step

  • Toilet seat

  • Changing Mat

  • Baby monitor

 

Most of these items can be found in the alcove under the stairs in the Cinema Room. The travel cot is usually in the wardrobe in either the master or second bedroom.

 

Please ensure that these are properly cleaned when your stay is finished ready for the next guests.

 

Other Services

Cleaning, Shopping and Baby Sitting

Our housekeeper, Connie (07854 509174) is available for additional cleaning and shopping during your stay. She can also arrange babysitting. Please phone her direct. She will advise you of the cost of these services depending upon your specific requirements.

 

Connie will be happy to unpack your on-line shopping order and put this away for you before you arrive, but will charge at an hourly rate. Please contact here directly if you would lilke her to do this for you.

Fireworks

Please DO NOT let off fireworks from the terrace of the house or from the courtyard area.

This is a serious fire risk, and could render you liable to being evicted without compensation of any kind.

The Small (But Important) Print

 

Limitation of Liability

To the fullest extent permissible by law we will not be liable for any injury, loss or damage suffered by any guest resulting from use or enjoyment of the property (including the public areas) and any furnishings, fixtures, fittings or equipment (all together the “Premises”).

 

Guests agree that in respect of the Premises:

  1. they will only use items that they are competent to use;

  2. that they will use items for their intended purpose and in accordance with the normal method of operation;

  3. that they will exercise reasonable care and prudence including use of any safety equipment provided;

  4. they will not use any item that is obviously damaged or faulty

Guests further agree that they use the Premises at their own risk and shall indemnify the Owner of the property and the management company of the complex against any injury, loss or damage caused as a direct result of use by the guest.

 

As with any property, including our own homes, equipment breakdowns and home emergencies may happen without warning and are beyond the control of the Owner. Should such an event happen during your stay and subject to you making reasonable provision for access to the property we will use all reasonable endeavours to have matters resolved as quickly as possible, however, you accept that this will depend on the availability of suitably skilled and qualified tradesmen and/or suitable replacement parts or equipment. You also acknowledge that a fault may require more than one visit to resolve. In the event of such an event occurring during your stay and provided that the Owner acts promptly and uses reasonable endeavours to resolve and/or mitigate matters you agree that the Owner shall not have any liability for the consequences of such breakdowns in contract or in tort.

 

Notwithstanding and without prejudice to the foregoing, in the event of any valid claim in relation to your stay being established you agree that the liability shall not exceed the pro-rata amount paid to the Owner (excluding any amounts paid to third parties, e.g. booking agencies) in respect of the proportion of the stay affected.

 

By staying at the property the person responsible for making the booking confirms that they have briefed all members of their party of this Limitation of Liability and that in agreeing to occupy the property each member of their party has agreed to these terms.

 

Damage Deposit

We do not charge for minor breakages (e.g. a broken cup, glass or plate) that occur in the course of normal use – we all have accidents from time to time after all. However, where a guest (including any dog) causes any damage to the property and/or the fittings and/or the equipment as a result of negligence, abuse or misuse then we reserve the right to deduct the cost of repairing, replacing or otherwise rectifying the damage from your damage deposit. To the extent the cost of repair, replacement or rectification exceeds the value of the deposit then you may be asked for a further payment to cover this excess cost. The decision to repair or replace shall be at the absolute discretion of the owner of the property acting reasonably.

 

We may also deduct from your deposit the cost of any additional cleaning or maintenance required by your failure to follow the rules, instructions or directions contained within this document or where in the reasonable opinion of our expert cleaners the amount of cleaning required is materially in excess of that normally required.

 

Eviction for Cause

If you commit a serious breach of these rules, instructions or directions or fail to follow the reasonable instructions of the owner (the giving of such instructions may be delegated to and/or communicated by their local representative or any such other person as the owner may appoint to act as their agent in this regard) we will have the right to cancel your booking and to require you to immediately vacate the property without any compensation becoming payable to you.

 

Access

During your stay we will not normally require access to the premises, however you will understand that we need to reserve the right to enter the property at any time provided reasonable notice (24 hours) is given to you.

We also reserve the right to enter the premises without notice in the event of an emergency requiring urgent attention or repairs (for example, but not limited to a suspected water oil or gas leak, or unacknowledged triggering of fire detection equipment).

 

Description of Property

We are continually maintaining and improving the property for the benefit of our guests. This means that small differences may arise between the photographs, illustrations and descriptions of the property appearing in the brochure or on any web site and the actual property. Apart from minor changes to décor, furniture, paintings, etc. these changes will not be material in nature.

Complaints or Problems

We want you to have a relaxing and enjoyable time. If you are unhappy for any reason please contact the owner on the number at the start of this document. If there is no answer please leave a message.

We will endeavour to resolve any issue as quickly as possible. Please do not store up any frustrations until you return home as by then there is nothing we can do to resolve the problem.

We will be unwilling to enter into correspondence regarding any compliant or problem that has not been reported to us during your stay giving us the opportunity to rectify or resolve matters.
